Manny's Demolition & Junk Removal

Storage Unit Cleanouts

A unit emptied and swept before the lease date, wherever it sits in the building.

What this covers

  • a full unit emptied back to the walls
  • furniture, boxes and whatever got stacked at the back
  • interior units down a corridor and upstairs units
  • drive-up units and outdoor lots
  • setting aside what you're keeping before the rest goes

What this job is actually like

A storage unit is a small job with a building wrapped around it. What's inside is rarely the hard part. Boxes, furniture, a mattress, a bike nobody rode since 2019. The route out is what decides the day: a corridor, sometimes an elevator, a gate that runs on hours somebody else set, and parking that might be nowhere near the roll-up door. The calendar drives the rest. Nobody empties a unit for the pleasure of it. There's a rent increase, or a lease ending, or a move that already happened, and that date doesn't negotiate. What comes out is almost always mixed, and that mix is what decides how long the day takes. Some of it is going with you and some of it is going on the trailer, and anything that hasn't been decided about yet gets picked up twice.

Worth sorting out before the day

  • Check with the office before you book: gate hours, whether the elevator can be held, where a truck and trailer can actually park, and what they need to see from you if the unit came your way through an auction.
  • Pull out what you're keeping first, or at least mark it. Sorting in a corridor is slow and the unit next door usually wants past.
  • Book a day or two before the lease date rather than on it. There's no slack in the last morning.
  • Say if it's upstairs. A flight of stairs changes a storage job more than the amount of stuff in the unit does.
  • Say roughly what's in there if you know. A unit that's all boxes empties far quicker than one with a sofa and a treadmill wedged down the back of it.

How the job runs

Send the address, the unit number and the gate hours, and we work to those. Everything comes out to the trailer, the floor gets swept, and you hand back an empty box.

What moves the price

  • the size of the unit and how tightly it was packed
  • how far it is from anywhere a trailer can sit
  • stairs, or an elevator and whether it can be held
  • weight, since units hide books, tools and paper

Estimates are free, and you get the number before anything starts.

Common questions

Do I need to be there?

Only for access and for anything you're keeping. Once the gate code and the unit are sorted and the price is agreed, standing there watching is optional.

My lease is up in two days. Is that enough?

Usually, yes. Tell us the date the unit has to be handed back and we schedule against it. These are almost always deadline jobs, and the deadline is the part that won't move.

Can you do it if I've never seen inside the unit?

Yes, and it comes up more than you'd think, usually when a unit was bought at auction or when it belonged to a relative. Send a photograph from the door if you can get one. Past that we price it on the size of the unit and the access, and if what's behind the door turns out to be wildly different from what the door suggested, you hear about it then, before anything comes out, rather than on the invoice.

Where this is available

We cover storage unit cleanouts across the whole service area, from Floyd County out to about fifty miles. How quickly we can get to you depends mostly on the distance, so the closer towns tend to be same-day or next-day and the far edge gets scheduled.
