Weight is where a cleanout gets underestimated. A room that looks like a couple of trailer loads by eye can be considerably more once books, tools, tile and anything stored in a garage go on the scale. A load carried thirty feet to a driveway is a different job than the same load brought down a flight of stairs and along a narrow side path, so mention the stairs when you ask for a price. Worth sorting out before the day

• One photo of the whole pile beats a paragraph describing it, and most loads can be priced straight off it.
• Look in the garage, the attic and the shed before you call. That's usually where the weight is hiding.
• Mention the old fridge or freezer up front. Anything holding refrigerant takes a separate disposal route.
• Say if there are stairs, a narrow gate or a long carry. Those change the job more than the size of the pile does.
