Not part of this job
We don't handle vehicles left on the property. A car, a boat or a camper has a title attached, and that takes a salvage buyer and paperwork only the owner of record can sign.
What this job is actually like
The physical work is a whole-property clearout and the person ordering it has a completely different problem than a homeowner does. It's usually a bank, a listing agent or an asset manager working a file with a date on it, who needs the property empty, clean, photographable, and needs the invoice to match a scope that got approved before anybody turned up. The house is the other half of it. These places have often stood empty for months with the utilities off, which means no lights to work under, a refrigerator nobody emptied before the power went, and a yard that kept growing the entire time. None of that is difficult. It's just a good deal more than clearing the furniture, and it belongs in the scope rather than showing up later on the bill.
Worth sorting out before the day
- Get the scope agreed in writing first: inside, garage, shed, yard, and whether the appliances stay or go.
- Say whether the power is on. A house with no lights and no working outlet is a slower job and a darker one.
- If the file needs photographs of the finished condition, ask when you book rather than afterward.
- We clear the property and sweep it. Boarding, re-keying, lock changes and make-ready repairs are separate scopes, so line those up with whoever handles them and we'll work around each other.

Common questions
Can you work with an agent or an asset manager instead of the owner?
Yes, and that's usually who orders it. Plenty of these get booked by somebody who has never been inside the house. Send photos or the listing, tell us the deadline, and the scope goes in writing so there's something to approve.
How is this different from an eviction cleanout?
The lifting is the same. Everything around it isn't. An eviction turns on a writ and on a tenant's property. A foreclosure turns on a closing date, a scope somebody else has to sign off, and a house that has often been sitting empty with the power off.
What if the house is worse than the photos?
Say so before we start rather than after. Properties that have been closed up for months change while nobody is watching. A refrigerator that was full when the power went off is a different job than an empty one. A roof leak nobody knew about has been running all winter. A back bedroom that looked empty in a listing photo is often where somebody put everything else. When that happens the scope gets adjusted in writing and re-approved before the work goes ahead, not added quietly to the invoice afterward.
