Speed is the whole point. A unit that can't be relet costs money every day it sits, so the work is built around getting in the moment the unit is legally clear and turning it around fast. What matters most is that the legal side is settled first: the writ done, the unit confirmed clear, and what happens to the tenant's belongings decided. That part's yours, not ours, and we can't advise on it. Once it's settled, most single units are a same-day job, and what gets left behind is usually furniture, mattresses and bagged trash rather than anything complicated.
Worth sorting out before the day
- Line the writ up first and book around that date. Nothing inside can be touched until the unit is legally clear.
- Photograph the unit before anything moves. It takes five minutes and it's the record you'll want later.
- Open every door before you estimate. A back bedroom nobody has looked in often holds more than the rest of the unit.
- Turning several units? Schedule them as one block. It runs faster and costs less than the same units booked separately.
- Settle what happens to the tenant's belongings before we get there. Whether any of it has to be stored rather than hauled is the landlord's call, and it isn't one we can make on the day.
