What this job is actually like

Commercial work runs on different constraints than residential. The building usually restricts when work can happen, the load often has to move through shared space, and there's a lease date that doesn't move. The load itself is different too. An office produces a great deal of one thing, which sounds easier than it is: forty identical chairs, twenty desks and a room of cubicle panels all have to come apart before they fit back through a door that was sized for people rather than for furniture that arrived flat and got built inside. The other half of it is paperwork. A landlord, a franchise or a property manager usually wants the scope and the price agreed in writing before anybody starts, and an invoice that matches it afterward. That is worth settling at the quote rather than at the end, because the person who approves the invoice is often not the person who walked the space with us.

Worth sorting out before the day

  • Book before the last week of the lease. That week has no slack in it, and neither does the building.
  • Check what the building allows first: dock access, freight elevator hours, when noise is permitted.
  • Say whether the furniture is coming apart or going out whole. Cubicle panels and an eight foot conference table often can't leave through the door they came in.
  • If the space is being handed back, agree what counts as empty before the work starts.

Can you work outside business hours?

Yes, by arrangement. A lot of retail and office work goes faster when the space is empty.

Do you handle recurring work?

Yes. Ongoing construction and turnover work is straightforward to schedule.

Do you deal with the property manager or the tenant?

Either one, and it's worth being clear at the start which of them is ordering the work. The tenant usually knows what's in the space. The manager usually approves the money. When those are two different people the scope goes in writing to both, so nobody finds out on the last morning that half the furniture was supposed to stay with the unit.
